And the change is not limited to casual browsing.
Australian users are searching more properties, saving more listings and sending more enquiries than they were this time last year. Auckland, Canterbury and Central Otago are attracting the greatest attention.
For anyone following the Auckland housing market, that is worth watching.
It does not mean Australian purchasers are suddenly dominating New Zealand property sales, and a search is obviously not the same thing as a completed purchase.
But it does show that a considerably larger group of Australian buyers is now looking across the Tasman.
So why is New Zealand suddenly attracting this level of attention, and why does Auckland stand out?

The increase has been building for several months.
Realestate.co.nz reported that Australian property-seeker numbers were 163% higher year-on-year in May, before climbing to almost 190% by August.
More importantly, engagement increased alongside traffic.
People were not only viewing properties but also saving listings, returning to the platform and making enquiries.
That gives the trend more weight.
Someone casually browsing New Zealand property on a Sunday night is one thing.
Someone repeatedly comparing listings and contacting agents or developers represents a different level of buyer intent.
Why Are Australian Property Buyers Looking at New Zealand?
There is unlikely to be one reason.
However, the timing coincides with significant changes to Australia's residential property tax settings.
From 1 July 2027, Australian negative gearing is set to be limited to new-build residential property. Investors buying established homes after the relevant May 2026 cutoff will no longer be able to offset those residential losses against unrelated income such as salary, although other residential-property deductions remain available.
Australia is also changing its capital-gains-tax framework, while retaining additional options for investors buying qualifying new builds.
Those are Australian rules, and individual tax consequences require professional advice.
But when the investment environment changes significantly in one country, it is reasonable for some property buyers to investigate alternatives.

So the current picture is more nuanced than “Australian buyers are arriving and prices are about to jump.”
